3783 Carrs Run Road

Description

Tucked into the hills of Southern Ohio near the Pike, Jackson and Ross County lines, this property carries a story that stretches back more than a century. Located just north of Beaver, Ohio, the land has remained in the same family since the late 1800s, and that history is still woven throughout the property today. Sitting at the base of an Appalachian holler, the old homesite is tucked between the surrounding hills, creating a setting that feels removed from the outside world. A nearly 2.5- acre field makes up much of the road frontage, while a gravel driveway leads back to the original 1800s home, barn and small shed. While the home is currently unlivable, the site has electric service, a well and an older septic system, providing a starting point for someone looking to modernize this historic homesite or create something new. Beyond the homesite, an extensive and consistently maintained trail system provides access throughout the property. Rugged ridges, hollows, multiple slope orientations and natural terrain pinch points create a true Southern Ohio hill-country whitetail hunting property. Decades of selective timber harvesting have produced varying stages of habitat and cover, while plenty of mature timber remains standing with potential for future timber value. The property is deeded at just over 78 acres, while current mapping places the tract closer to 90 acres. Acreage is not guaranteed and would require a survey for verification. An additional adjoining 7-acre parcel owned by the seller is currently being retained but may also be available for purchase. For someone looking for Southern Ohio hunting land, a secluded recreational property, a homesite in the Appalachian hills or simply a place to escape, this property offers a unique combination of history, habitat and opportunity.
